hurricane or flood in the 40 years since my parents built the house in 1982. I doubt they ever filed a homeowners insurance claim. I know they never updated anything including cabinets.

I think they did redo the roof once. In FL, at some point, the law changed and roofs had to be completely replaced every 15 years even if they were in good condition or you couldn’t get insurance that would cover the roof. I do not think my mom knew that her roof was not covered by her insurance for the last few years she was in the house. And people cannot get a mortgage if they don’t have homeowners insurance.

I learned so much about FL real estate in the last year. With the way the weather is intensifying, I’m glad I’m out. Because I don’t think that 40-yr lucky streak of not getting hit by a hurricane is going to hold. A lot of people in FL can’t get or afford homeowners insurance anymore. More and more are “self-insuring”. But in reality, if their house and everything they own gets destroyed, they can’t afford to pay to rebuild themselves. And FEMA only helps so much. It’s not a replacement for homeowners insurance.

Now my parents house (and briefly mine and my sisters house) has a new roof and new owners plus new white Shaker upper kitchen cabinets.

My fingers are talkative today. 😉
