this afternoon. ONe a halfduplex by the South Pocket levee, and the other, a funkalicious fixer upper right here in Greenhaven.
I also did an open house drop in to a mansion in South Pocket that's $1.3 million, just for fun (I wish, but it's 3 story therefore, not accessible), and a townhome in S. Pocket right on Garcia Bend park. That is also 3 story and too squished, so nope.
We saw a home yesterday where they're asking $600K when it needs $100K in repairs. they didn't even bother cleaning out the cat poop smell from a room. I mean, that house has a ton of potential but not at even $500K. they also lied about its proximity to the canals, and went so far as to include a pedestrian entrance to it. Yeah, that entrance takes you by the gated part of the Florin trunk of the canals, and to a street, not the canals. I took pics documenting the lie; realtor will decide what to do with this ie reporting.
We are revisiting a fixer upper right off our park. I think with the repairs needed, I would need a side hustle to afford. It's As is, incredible location, needs $40,000 in repairs just to start (entire backyard needs to be repaired). Even though it's a buyer's market, this house, once repaired would go for $800K. They're selling for $525K, which is reasonable given all that. It is super funky inside and it has the original 1966 tile in a room with wood paneling that is so funkishly delicious, I would keep it and decorate with 70s themed things, including Marty's music and perhaps his instruments.
We are also seeing a half duplex at $480K. With dry rot repairs that they disclosed (isn't honesty nice?!), about $500K. It's very nice from the outside. Probably needs new carpet etc inside.
The only flag I saw is that there are two story homes next to it, reducing backyard privacy. We could also buy a nice cover.
That home is just 1,400 sf and doesn't have great storage or a Cassie room, so I am hoping that yard has room for a small shed I could use to work out and have my office.
