because this house seems like it will be the perfect one for you!

I am so happy that the repairs are going to be less than expected AND that you can hire someone to do the near-term fixes. I think most of us are past the age of doing full on remodel projects on our own.

Will you have the work done before you move in? Do you have a specific time-frame of leaving your current place or do you have flexibility?
